Analysis and Prioritization of Dimensions and Indicators Affecting Place Quality in the Regeneration of Inefficient and Deteriorated Urban Textures (Case Study: Ardabil City)

Place quality is considered a fundamental pillar in the redevelopment process of deteriorated urban textures, with its multifaceted dimensions significantly influencing the livability and sustainability of settlements. Given the numerous challenges within deteriorated and inefficient urban areas, accurately identifying and prioritizing indicators of place quality is a crucial step toward formulating effective strategies. Accordingly, this research aimed to analyze, prioritize, and assess the importance of dimensions and indicators of place quality in the redevelopment of Ardabil city’s deteriorated and inefficient textures, based on expert perspectives. The novelty of this study lies in the integration of a dual approach, encompassing Multi-Criteria Decision-Making (MCDM) methods (MARCOS) and statistical testing (One-Sample T-Test), for simultaneously evaluating the importance and adequacy of indicators, with a specific focus on Ardabil city as the case study. The research methodology is descriptive-analytical, employing a researcher-made questionnaire for data collection and analysis. The statistical population comprises professors, experts, and managers involved in the improvement, renovation, and redevelopment of urban textures in Ardabil. Using a non-probability convenience sampling method, a sample size of 43 individuals was obtained. The results derived from the research findings and the MARCOS method indicated a high priority for semantic-perceptual (score 0.85), physical-spatial (score 0.80), and socio-cultural (score 0.72) criteria. The One-Sample T-Test confirmed the overall desirability of all 28 investigated indicators. The overall findings underscore the significance of semantic, physical, and social dimensions in the redevelopment of Ardabil’s deteriorated and inefficient urban textures, highlighting the necessity of focusing on these areas while also strengthening the environmental and institutional dimensions
